November 12 – Planning Commission

On November 12, the Livonia Planning Commission met to consider 4 site plans, and hear an update on the McKenna. As a reminder, the Planning Commission reviews site plans and can recommend approval, but does not have the final say over whether or not a site will ultimately be approved. That responsibility ultimately sits with city council.

All four agenda items were recommended for approval:

• Request to redevelop and expand the gas station at 31301 Plymouth Road (at the intersection of Merriman and Plymouth).

• Request to operate a truck rental business at 37055 Industrial Road

• Request to construct an outdoor dining patio at Mr. Miguel’s (39305 Plymouth Road)

• Request by the incoming Cooper’s Hawk Winery to have an on-premises liquor license and off-premises liquor license (17117 North Laurel Park Dr)

• Request to reconfigure the parking lot and drive through of existing car wash at Zax Auto Wash (36001 Plymouth Rd)

Finally, McKenna Associates presented a housing incentive readiness grant. This project, funded by a Michigan State Housing Development Authority (MSHDA) grant, is aimed at examining how Livonia can add the ‘missing middle’ – defined as duplexes, bungalow court, fourplex, multiplex, townhomes, and low-rise Multiple Family Dwelling.

Currently Livonia’s zoning ordinances do not allow duplexes to be built in neighborhoods.

The final product of this study will be a master plan, which will contain a comprehensive analysis on the topic, will be finalized late next year.

As part of this study, the Livonia community will be able to provide their input during December through March by taking part in a public survey. More details on the survey will be forthcoming.
